Commercial Semi-Annual Planned Maintenance Agreement
Service First HVAC, Inc. is to service the HVAC equipment located at the above address on a semi-annual basis to ensure that the equipment has been maintained and is in good working order for the upcoming season and to inform owner/tenant of any potential problems with the system(s). System checks for split system and package units include the following:
Spring Check (April/May)
- Check the condenser coil to determine if it needs cleaning
- Inspect all wiring and connections to controls and electrical connections
- Adjust belts or pulleys – if applicable.
- Examine refrigerant level and advise if adjustments are necessary
- Check condenser fan motor
- Check compressor contactor
- Visually inspect compressor and check amp draw
- Check expansion valve and coil temperatures
- Test start capacitor
- Clean, inspect and treat main drain line and condensate pumps
- Inspect drain pan
- Adjust thermostat – if needed
- Ensure blower motor is working properly
- Clean and inspect blower assembly
- Replace and date pleated filter(s)
- Remove debris from around outdoor unit(s)
- Close outdoor economizer
- Inspect ductwork for leaks and insulation integrity
Fall Check (October/November)
- Adjust belts or pulleys – if applicable
- Inspect blower motor and bearings
- Clean and inspect blower assembly
- Inspect heat exchanger on roof-top package units
- Clean and adjust pilot – furnace only
- Inspect ductwork for leaks and insulation integrity
- Adjust thermostat – if needed
- Replace and date pleated filter(s)
- Bleed gas line - if needed
- Inspect heat exchanger
- Light pilot light in unit heaters
- Inspect ignition sequence and safety mechanisms
- Check burner(s) while system is running
- Inspect the flue pipe
- Remove debris from around outdoor unit(s)
- Check condenser fan motor – heat pump only
- Clean or adjust contactor – heat pump only
- Check refrigerant levels, and adjust if needed - heat pump only
- Open outdoor economizer

The following items are not covered unless specified in this agreement: special media filters, humidifiers, air cleaners, evaporator coil cleanings, or ductwork.
DISCLAIMER: Some buildings are very old and despite our due diligence to keep the drain lines clear, old buildup that has accumulated inside the drain can sometimes break loose at any time and clog the drain up. If this should occur, we will be happy to come out at no additional charge to clear out the drain, however we will not be held responsible for any damage the water may incur.
This “Agreement” is renewable annually. The customer will be notified approximately 30 days prior to renewal date. All services performed under this “Agreement” will be rendered during normal working hours. This “Agreement” is transferable to any new owner/tenants if the building is sold or leased during the term of the contract, provided that Service First HVAC, Inc. is notified in writing of the name and phone number of the new owner/tenant.
Payment and signed estimate must be received before any Planned Maintenance services can be performed.
