Planned Maintenance Agreement (PMA) 

Our Planned Maintenance Agreement includes coming out twice a year (spring and fall) to give your HVAC systems a thorough check-up that includes the following:

 

  • Checking the condenser coil to determine if it needs cleaning
  • Checking all wiring and connections to controls, as well as electrical connections
  • Inspecting the blower motor and bearings
  • Checking the blower the belt for excessive wear and tension and adjusting if necessary
  • Checking refrigerant (Freon) levels, and advising if additional refrigerant is necessary
  • Checking the condenser fan motor
  • Checking compressor contactor
  • Visually inspecting the compressor and checking the amp draw
  • Checking the expansion valve and coil temperatures
  • Checking the start capacitor
  • Cleaning and treating the main drain line and condensate pumps
  • Inspecting the drain pan for corrosion or standing water
  • Adjusting thermostat if needed
  • Ensuring the blower motor is working properly
  • Changing the pleated filter(s)
  • Removing debris from around outdoor unit(s)
  • Inspect heat exchanger on rooftop package units
  • Cleaning and adjusting pilot on furnaces
  • Inspecting the ignition sequence and safety mechanisms
  • Checking burner(s) while the system is running
  • Light pilot light in unit heaters
  • Bleeding gas line for unit heaters if needed
